Vizcaya is Miami's most photographed estate: a 1916 Italian Renaissance Revival villa with ten acres of formal gardens on the shore of Biscayne Bay. It is also one of the most rule-heavy shoot locations in Florida. This guide covers the real permit prices, the wedding and event rental fees Vizcaya publishes, the spots that photograph best, and how to hire a Miami photographer who already knows the drill.
| Detail | What to know |
|---|---|
| Location | 3251 S Miami Ave, Coconut Grove, Miami, on Biscayne Bay |
| Venue type | National Historic Landmark house museum and formal gardens, built 1912 to 1916 as James Deering's winter estate |
| Event capacity | Maximum 300 guests (no exceptions); Main House interior seats up to 100; East Terrace up to 300 seated |
| Evening rental | Base fee $23,000 for up to 100 guests, 6:30 p.m. to 11 p.m. |
| Portrait photo permit | $250 weekday / $350 weekend, gardens only, party of up to 5 |
| Daytime garden ceremony | From $2,000 for up to 25 guests, Wednesday to Monday |
Vizcaya requires a photography permit whenever a visit meets two of its conditions: the purpose of the visit is using the estate as a photo backdrop, there is a designated photographer (amateur or professional), photo equipment like tripods or reflectors, props or makeup, a change of clothes, or special-occasion outfits. In practice, almost any planned session needs one. Staff can deny entry if you arrive without a permit, and weekend dates sell out because permits are capped daily.
| Permit | Published price | What it covers |
|---|---|---|
| Portrait photography permit | $250 weekday / $350 weekend, plus tax | Gardens only, party of up to 5 including the photographer, arrive 9:30 a.m. to 4:30 p.m., stay until 5:30 p.m. Personal portraits only, no commercial use. |
| Premium early access | $450 plus tax | Gardens only, nearly private access from 8:00 a.m. before the 9:30 a.m. public opening. |
| Premium indoor and garden | $750 plus tax | Early garden access plus guided time in select Main House areas before opening. |
| Commercial still photography | From $3,500 plus tax (day rate) | Scales to $12,000 by crew size. Certificate of insurance required. |
Reserve online before you book anything else: a $25 non-refundable deposit holds the date, the balance is paid at the Admissions Booth on the day, and permits are issued rain or shine with no refunds. Regular permits cover the gardens only, not the Main House, and wedding ceremonies are not allowed under a photo permit. If you are hiring a photographer for an engagement, quinceanera or family session here, ask them to handle the permit logistics or at least confirm the date is reserved before you pay their retainer.
For small ceremonies, Vizcaya offers daytime garden slots Wednesday through Monday, 9:30 a.m. to 3:00 p.m., starting at $2,000 for up to 25 guests (each additional guest up to 25 more at $25 each, plus 7% tax). Popular ceremony spots are the Tea House on Biscayne Bay (up to 15 guests), the Garden Mound beneath oak trees draped in Spanish moss (up to 50), and the Rose Garden. Photographers may accompany the group but count toward the guest total, and only hand-held items are allowed: no chairs, canopies or runners, and no loose petals.
Evening rentals give you exclusive use of the inner courtyard, outside terraces and gardens. Vizcaya publishes a base fee of $23,000 for up to 100 guests between 6:30 p.m. and 11 p.m., plus $25 per guest over 100, up to a hard maximum of 300. Extra hours run $2,400 each (to midnight Sunday to Thursday, to 1 a.m. Friday and Saturday). A tent is required for any event over 100 guests, budgeted at $8,500 to $12,000 on Vizcaya's fee schedule. The deposit is $7,500 ($5,000 non-refundable, $2,500 security), and there is no bridal suite, so plan getting-ready photos offsite or at your hotel.
The Tea House sits directly on Biscayne Bay, reached by a Venetian-style bridge, with views back to the Downtown Miami skyline. It faces east, so morning light is the flattering light here; by afternoon it falls into shade against the bright bay.
The East Terrace overlooks the bay with the sculpted stone barge breakwater in front of it. This is the classic wide Vizcaya frame and the spot that carries the $23,000 evenings: receptions of 100 or more guests are held on the bay-side terraces.
At the south end of the formal gardens, the Garden Mound's oak canopy and the elevated Casino pavilion give layered backgrounds in open shade, the easiest light of the day for family groups and wedding parties.
The Courtyard works for cocktail-hour candids during evening events (historic rooms can be opened for guest viewing for an added fee, but no food, drink or shooting beyond tour barriers). The formal garden parterres, fountains and grottoes are where most portrait sessions spend their time.
This is why venue experience matters more here than at a hotel ballroom. When you post a Vizcaya shoot on ProShoot, ask every bidder two questions: have you shot under Vizcaya's permit rules, and will you confirm our permit date before booking. Photographers on ProShoot bid within hours, and your payment is held protected until the photos are delivered.
The permit or rental fee goes to Vizcaya; the photographer is separate. For context, Miami wedding photographers typically run $2,500 to $6,000 for full-day coverage at premium venues, and Miami portrait sessions (engagement, quinceanera, family) commonly run $300 to $800 depending on deliverables.
