Real Estate Photography Checklist for Agents

Why Preparation Makes All the Difference

Real estate listings with professional photos sell faster and for more money. According to industry data, homes with high-quality photography spend 32% fewer days on market compared to those with smartphone photos. But even the best photographer can't rescue a poorly prepared property — cluttered counters, unmade beds, and bad lighting undermine even excellent technical execution.

This checklist is designed for real estate agents to walk through with sellers before the photography appointment. Work through it room by room 24–48 hours before the scheduled shoot.

General Preparation (Every Room)

  • Deep clean all surfaces, windows, and floors
  • Replace any burned-out light bulbs — consistent warm-temperature bulbs work best
  • Remove personal photos, children's names, and identifying items for privacy
  • Clear away all trash cans, pet bowls, and litter boxes
  • Remove all visible cords, chargers, and cables
  • Set the thermostat comfortably — photographers work quickly, but HVAC noise can affect video
  • Remove vehicles from the driveway and front of the home for exterior shots

Living Room

  • Remove throw blankets from sofas and fold neatly or remove entirely
  • Plump all cushions and pillows and arrange symmetrically
  • Clear coffee tables to 1–2 intentional decorative items maximum
  • Turn on all lamps and overhead lights
  • Open all blinds and curtains to maximize natural light
  • Remove remote controls, magazines, and everyday clutter
  • Dust all furniture, shelving, and TV screens

Kitchen

  • Clear all countertops — remove small appliances, dish racks, and paper towels
  • Leave only 1–2 intentional items on counters (a fruit bowl, a coffee maker if it's stylish)
  • Clean all appliance surfaces, including the refrigerator, oven, and dishwasher
  • Remove all refrigerator magnets, notes, and artwork
  • Clear the sink completely and dry the basin
  • Clean the inside of the sink, faucet, and handles
  • Remove trash cans from sight

Staging tip: A simple bowl of fresh fruit or a vase of flowers adds color and warmth to kitchen photos without looking staged. Less is almost always more on countertops.

Bedrooms

  • Make all beds with crisp, matching linens — hotel-style styling photographs best
  • Clear all nightstands down to 1–2 items per side maximum
  • Remove all clothing from floors, chairs, and doorknobs
  • Close all closet doors
  • Remove personal items, medications, and toiletries from visible surfaces
  • Vacuum or sweep all floors
  • Open blinds for natural light, especially in rooms with good views

Bathrooms

  • Remove all personal care products from the shower, tub surround, and counters
  • Leave only 1–2 decorative items on the counter (a clean soap dispenser, a small plant)
  • Close the toilet lid
  • Replace all towels with clean, matching, freshly pressed sets
  • Clean all mirrors until streak-free — mirrors are prominent in bathroom photos
  • Clean the grout in tile areas if possible
  • Remove bath mats if they are worn or mismatched

Exterior and Curb Appeal

  • Mow the lawn and edge walkways and driveways
  • Remove garden hoses, tools, and children's toys from view
  • Sweep the front porch, steps, and driveway
  • Add potted plants or flowers near the front entrance if the space looks bare
  • Remove political signs, sports flags, and anything that dates the photos
  • Clean exterior windows
  • Turn on porch and exterior lights for evening or twilight shots

Working Effectively With Your Photographer

Share the MLS description and any key selling features with the photographer before the shoot. Walk the property together at the start so they understand the layout and can plan their angles. Let them know if there are any rooms or areas that should be prioritized — or skipped entirely.
