How to Stage a Home for Real Estate Photography

Staging for photography has specific requirements different from staging for in-person showings. Here's how to optimize your property for the camera.

Photography Staging vs. Showing Staging

Staging for photography and staging for in-person showings have different priorities. In-person buyers assess flow, smell, and spatial experience. The camera creates a two-dimensional image that emphasizes visual composition, light, and color balance. A room that feels welcoming in person can photograph poorly if surfaces are cluttered or lighting is unbalanced.

Furniture Arrangement for Cameras

Wide-angle photography makes rooms appear larger but also exaggerates perspective distortion. Furniture should be arranged to show the room's proportions clearly: furniture pulled slightly away from walls (creates depth); sofas and chairs placed to create natural conversation groups; and nothing blocking the photographer's entry angle into each room.

Color and Pattern Reduction

Bold colors and strong patterns compete for visual attention in photographs. Neutral staging (white, gray, beige, warm wood) allows the space itself to read clearly. Remove throw pillows with busy patterns, replace with solid-color alternatives. Avoid red and orange accent pieces that create color casts on nearby surfaces.

Light Layering for Photography

Photography benefits from layered light: overhead ambient lighting (remove fluorescent tubes where possible); floor and table lamp light (warm tone adds depth); and natural window light. Turn on all lamps and overhead fixtures before photography. Open all window treatments. Consistent warm color temperature across all artificial light sources is important — mixing warm and cool bulbs creates unnatural color variation in photos.

The Minimal Surface Rule

For photography, the maximum objects on any surface should be 3: a general guideline from professional stagers specifically for photography. Three books, one vase, one small decorative object. More than three items per surface begins to look cluttered in photographs.

Outdoor Staging for Photography

Exterior photography staging: arrange patio furniture as if just used (chairs slightly angled, cushions in place); set outdoor dining tables with simple, coordinating settings; add potted plants or container flowers at entry points; and ensure all outdoor lighting fixtures are functional for potential twilight photography.
