3D Matterport Photography Guide
Matterport 3D tours allow buyers to virtually walk through a property from anywhere in the world. Here's everything you need to know.
What Matterport Is
Matterport is a 3D camera and software platform that creates interactive virtual walkthroughs — complete spatial models of properties that buyers can navigate in any direction, zoom into specific features, and experience as a continuous first-person walkthrough. The Matterport camera captures 360-degree images at each scan position, stitching them into a continuous 3D space that can be viewed in a web browser or VR headset.
How Matterport Scans Work
A Matterport scan requires positioning the camera in the center of each room and overlapping position, then allowing the camera 30-60 seconds to capture each position. A typical 2,000 sq ft home requires 20-40 scan positions and takes 2-3 hours on-site to capture completely. The resulting digital twin can measure square footage, generate floor plans, and be embedded directly in MLS listings on major real estate platforms.
When Matterport Is Most Valuable
3D tours are most valuable for: vacant properties where buyers want to experience the space without a physical visit; out-of-area buyers who cannot easily visit in person; luxury properties where the marketing investment is proportionally small; new construction or pre-construction marketing; commercial real estate where space planning is a critical consideration; and short-term rental marketing (Airbnb and VRBO listings with 3D tours see significantly higher booking rates).
Matterport vs. 360 Video Tours
Matterport (true 3D spatial model) and 360-degree video tours are different products. Matterport creates a navigable spatial model — buyers can move anywhere within the space. 360 video tours are panoramic photographs at fixed positions. Matterport is more expensive and more immersive; 360 tours are less expensive and provide basic spatial context without full navigability.
Pricing for Matterport Services
Matterport 3D tour pricing ranges from $150-$400 for residential properties (depending on square footage and photographer), and $400-$1,200+ for commercial properties. The final Matterport model requires a Matterport hosting subscription — typically included in the package for a limited period (3-12 months), with ongoing hosting fees after.
Integration With MLS and Portals
Matterport tours integrate directly with Zillow, Realtor.com, and most major MLS systems. Zillow's 3D Home tours are powered by Matterport technology. When embedded in listings, 3D tours increase listing page engagement and time-on-page significantly.
